Can I really get in for only $370.00, or is this some kind of gimmick?
    Yes, you really can get in for $370.00!  It is not a gimmick, and it is not some advertising campaign to get the
    phones to ring.  (Our phones ring off the wall already!)  If you qualify for a program we offer, you most
    definitely can get in for $370.00.

Obviously your next question is... What are the qualifications for the $370.00 program?
    You must be able to obtain an FHA loan, (we will help you with this).  You must use one of our on site agents,
    and you must use one of our recommended Lenders.

What if I already have a Lender, and I am pre-approved?
    We will work with any Lender you choose.  Ask our agent for details.

What if I already have an agent and I want to continue working with that agent, do I have to use one of your
agents?
    Our on site agent will be involved in the sale whether you already have an agent or not.  If you already have
    an agent, your agent will have to go through our agent.  If you have an agent we will gladly pay your agents
    commission if your agent introduces you to the property, but we can't do the $370.00 program.  We can
    however pay up to 3% of your closing cost, but no junk fees.

Are you saying I don't need an agent?
    No, no, no!  We are saying, if you already have an agent, and they have hauled you all over town, and bought
    you coffee, and pre qualified you, and helped you tremendously, you owe it to them to make sure they get a
    commission!  They have earned it.  On the other hand, if you don't ALREADY have an agent, we are saying
    save yourself some money and get in on the $370.00 program!  Again, if you already have an agent and they
    bring you to our community, we will pay them a 3% commission (with full price and terms), and we will pay 3%
    closing cost for you.

What are my payments going to be?
    I wish we could just give you a figure and it be that simple.  But, it isn't.  Your payment depends on the price of
    the home you choose, the current interest rate, the tax amount on the property, and your homeowners
    insurance.  None of those things do we know until you choose your home.  HOWEVER, so you are not just
    blindly trying to figure this out, we put a payment calculator on our grid page of homes to help get you started.

Do you build in any other location besides Antioch, LaVergne, Smyrna & Shelbyville?
    No we do not.  We have our hands full right where we are.

Will you build a home on land that I already own?
    Sorry, but we can't.

What amount of money do I have to put down as earnest money?
    When working directly with one of our agents, it is the same as working directly with the builder.  Our building
    company requires $1.00.  (That was not a typo.  It is ONE DOLLAR)  When you have your own agent, usually
    (this is not always the case), their real estate company will require earnest money.  The standard is between
    $500.00 and $1,000.00.

Why do you do the $370.00 program?
    We build something you want, you have something we want.  We want to sell houses, you want to buy a
    home.  It is a win, win for everybody.

Aren't I really just paying my own cost in the price of the home?
    You are paying for everything in the price of the home.  You are paying for the paint, the drywall, the carpet,
    the kitchen sink.  But, if you don't have the money for the closing cost, none of that really matters, does it?  If
    it makes you feel any better, we lose money every time a supplier or a sub contractor, or the insurance folks
    increase their prices, and we don't.

My agent, or neighbor or friend, told me if I divide the square footage by the price of the house, it cost too
much money, how do you respond?
    Every car (that I know of) has 4 tires, does that mean I should pay the same price for a Lincoln that I would
    pay for a Toyota?  That way of thinking is ridiculous!  Many builders bring your home down the road on the
    back of a truck.  We don't.  Our homes are QUALITY homes; stick built on the job site, yet we still try to keep
    them cost effective to help the first time home buyer.  So no, they don't have marble throughout and they
    don't have built in bookcases with winding stairways.  We build homes designed to get you in the door, so you
    can build equity and move up.  They do have what you need, central heat and air, Stove, Dishwasher,
    Refrigerator, Garbage Disposal, Smoke Detectors, etc.  Read here for "What's Included".

Why is Jerry Butler Homes any different or any better than any other builder?
    Most of these other builders have spent what little time they have been in this business trying to copy what he
    has already done.  He wrote the book on first time home buyers and financing.  The man is brilliant!  He is
    absolutely a genius in building homes.  He is a local builder and has been here for years.  His children and
    grandchildren are here.  He isn't going anywhere.  Everything with him is done in writing.  Nothing is left to
    chance, or hopefully someone told you what they were suppose to.  He makes sure in all of his transactions
    that you know exactly what is going on.  He gives you enough paperwork so you know how things work without
    having to rely on anyone else.  He is one of the first builders to build where there are no squeaky floors and
    minimal foundation hairline cracks.  In our homes, you can actually store your Christmas decorations in the
    attic without having to worry about the attic not supporting the weight.  Look at the advertising in the paper.  
    How many ads do you see that say we will pay up to something?  Or how about this offer is good until?  Or
    what about "Free" Refrigerator through 00/00/00?  We don't pay up to anything.  We just pay it all so you
    don't have to.  Our offer doesn't expire.  And you get a fridge with all our homes!
